The Fluid Applied Reinforced Roofing system by Western Colloid is far and way the best option for most flat roofing situations. It offers numerous advantages over a single ply EPDM or TPO system. The FARR system uses the existing membrane as a base to the new roofing system that is applied as a liquid and cures into a high performance, permanent roof membrane. Not removing the original membrane protects the contents of the building from damage caused during tear off and water intrusion in case of rain. The cost of a FARR system is less that a traditional single ply system as there are no costs related to tearing off and disposing of the old membrane or any costs related to upgrades required by code changes. The top coat of the FARR system is a white reflective acrylic that qualifies for an Energy Star rating. This reflectivity significantly cools the building and dramatically cuts down on cooling costs in the summer. The heart of the FARR system from Western Colloid is a polyester reinforcing fabric that bonds with the fluid roofing materials and gives lateral strength as well as flexibility. This prevents future cracking or tearing of the roof membrane. The FARR system comes with a 10 year warranty. When that 10 years is up, an additional top coat of acrylic can be applied over the existing system and another warranty will be in effect. If well maintained, it is a true lifetime roof system. Denver and many other cities are instituting code changes for flat roofing systems to include requirements for installing cool roofs, increased insulation , taper systems for drainage, and other challenging and costly changes to the roofing systems. Many older buildings would need major structural renovations to support these new roof requirements. Because the FARR system is fluid applied and the old roof is not removed, we are able to by-pass many of these code requirements.
